Summer has arrived although not quite officially and now is the time to start thinking about your outdoor space for living or selling!

Outdoor Space for Living

Many people use their outdoor space as an extension of their indoor living space. Here are some ideas about what you can do to make good use of what you have regardless of how much you have:

• If you have a large back yard then 'zone' off areas and make one for play, one for adult relaxation, one for eating, one for the pool area - this way everyone can do what they want and not interfere with each other unless you want to of course!
• Bring your indoor colour scheme outside - in a perfect world your exterior paint colours work with your interior colours so your furnishings would work together; but if not, choose fabrics and furniture colours that you love and want to be surrounded by
• If you don't have a garden then consider using planters with colourful flowers - you'll have low maintenance with planters and still have beauty to look at which allows us to feel calm and relaxed
• There are many outdoor furniture stores to buy from - low end to very high end - check out the big box hardware stores like Rona, Home Depot, Lowe's and don't forget Walmart for less expensive but still trendy patio furniture; there are many boutique outdoor furniture stores for higher end furniture
• If you are recovering your cushions and want a custom look select outdoor fabrics that are labeled 'water resistant' - Sunbrella® is the most well known and was designed for outdoor wear; don't forget stores like Home Sense if you have standard size furniture that you need cushions for!

Outdoor Space for Selling

Regardless of the size of your 'outdoors' this is an important feature in selling your home. Think of the 'Function' (check out Do-It-Yourself Home Staging: Getting Ready for an Open House in 10 Easy Steps) when you are deciding how you want your outdoor area to best show.

• If you live in a hotter climate and have a swimming pool then you really want to focus on having the pool look its best i.e. crystal clear water, no strong chlorine odour, no clutter surrounding the pool edge; chaise lounges or some chairs and a table make a perfect picture for a buyer to get that 'ahhhh' feeling
• If you have a smaller outdoor space such as a balcony or small deck, create an inviting space with a chair or 2, a small table with a tray & pitcher of lemonade with 2 glasses
• Colourful potted flowers show very well in summer and are easy to replace
• Decks need to have solid flooring with sturdy rails; often giving them a good power washing or a new stain (solid or not) will add value to the home
