I encourage you to make some changes in your home this year - for living or for selling. Lately many of my home staging clients have been lamenting about the fact that now that their home looks so beautiful they have to say good bye. A recent client asked herself "Why don't I live this way all the time?" I think that is a great question.
It makes such a difference to come home to a welcoming inviting space that helps reduce stress in your life. Life is for living NOW!
This month we are looking at our second step in our 10 Step No-Fail Formula for Redesigning or Staging your home to create harmony and balance throughout.

Step 2. FOCAL POINTS for Living
Focal Points fall under 3 categories:
- Natural like a view which may be a garden, the ocean, mountains, etc.
- Created is most often the television, may be an art or collection wall display, etc.
- Built Ins can be the fireplace or a bookcase in a library or family room, etc .
- You may have more than one focal point in each room or area but generally one will be more played up or noticeable. This will be your primary focal point.
- If the television is competing with the preferred focal point of the fireplace buy an entertainment unit cabinet for it and play up the fireplace.
- Determine seasonally which is going to be the primary focal point.
- Put your conversation grouping facing or surrounding your focal point.
- Create a focal point with art or collections so they get a lot of attention directed toward them to create the WOW factor
- If your view is your focal point do not block it - show it off and keep it clear

Step 2. FOCAL POINTS for Selling
- Architectural features can be a real asset or not, as focal points - for staging make sure you are playing up the good ones!
- Your home needs to have a clear focal point in each room or area - no guessing needed by the prospective buyer.
- Take a walking tour of each room and area in your home and ask yourself when you first enter can you tell what the focal point is. If not, then you need to make some changes.
- You want your prospective buyers to remember your home and playing upn your focal points will allow them to remember your home versus another one they saw.
