Hello, this is Dana Smithers from Sun On My Back Redesigns,

Over the years many of my clients have expressed their frustration at not having made the right decorating choices and wanting to throw their things out and start all over. In response to hearing this, I am going to take you through a Step-by-Step No Fail Formula for creating beautiful, harmonious and well balanced rooms in your home - for living, or for selling using your existing furnishings. So please, hang on to your treasures until we have gone through all the steps. If after that time, you can't make your home work for you - call me! You may just need a few tweaks here and there or a new paint colour to update the look of your home - for living, or for selling

I would like to dedicate this year's newsletters to my mother who recently passed away. She was a master at FUNCTION because she understood how to make an 1800 square foot house with only 3 bedrooms, 1 dining room,1 living roomand 1 BATHROOM become a home accomodating 5 children, 2 adults, a cat and a dog. Way to go mom!

Step 1. FUNCTION for Living

Professionaly speaking as an interior decorator, redesigner and real estate stager this is a crucial step and starting point for any room set up.

• Determine what the best use of each room is; that is, what do you want to do in this room - relax, unwind, celebrate, exercise, eat, read, conversation, entertaining, etc.
• Think about what emotions you want to feel in each room; do you want your living room to be sophisticated and elegant for formal entertaining or light conversation; your family room to be inviting and cozy for hanging out, relaxing and watching television; a dining room that is used on a daily basis for family reconnection or more formal just for special occasions
• Forliving in your home it is perfectly fine to change the original function of a room to accomodate your needs; give it yourpersonal style stamp and show off your treasures that you love
• Surround yourself with things that you really love; it is OKAY to get rid of the tired old things that you have - nothing new can come into your life until the old is gone

Step 1. FUNCTION for Selling

• For selling your house it is best to revert back to the original function of each room; for example the dining room that is now your home office needs to be turned back into a dining room
• You do not want people to have to 'guess' at what the function of each room is it should be clear,obvious and of course, appealing
• When a potential buyer walks in you want them to immediately connect with the room and feel a pleasant or desirable emotion
• A room clear of clutter still ranks high with creating a good feeling with a potential buyer - they want that 'hotel look'
• Remember when you are selling it is not about your personal style or personal taste - your house needs to appeal to the broadest number of potential buyers - you want multiple offers based on the positive emotions people feel being in your home
