Hello, this is Dana Smithers from Sun On My Back Redesigns, 

Many new homes and newly renovated homes are going for the open floor plan look especially with the kitchen and family room areas. Living rooms were traditionally reserved for the adults in the family but what I am finding is that most of those living rooms are not being used at all. 

In fact in many homes that I have staged for selling, we have had to open up the doors to the living room and i have requested that the family walks through every day just to get the energy flowing in the room again. If you are intuitive with energy you can feel the staleness in rooms that are not used. This is not a good thing for selling! 

This month we are looking at our third step in our 10 Step No-Fail Formula for Redesigning or Staging your home to create harmony and balance throughout.

Step 3. CONVERSATION GROUPINGS  for Living

There are 3 really excellent ways to arrange your furniture for great conversation. Remember that your Focal Point plays a role in the position of your grouping. 

1. Parallel Arrangement- arrange your furniture so that people will be sitting directly  opposite one another as seen in the photo below. Often this is found in traditonal style homes but works well for contemporary. .
2. 'L' Arrangement - is great when you have more than one focal point. Check out the photo below. 
3. 'U' Arrangement - if you need lots of seating this is the perfect arrangement for you. You just add another piece of furniture from your 'L' seating arrangement to form the 'U' shape.    

TIP: Your living room furniture may consist of 2 sofas, 1 sofa and 1 love seat, 2 chairs and a sofa and/or love seat. Remember to always buy 'chairs in pairs'. When you want to change your furniture around later you have more flexibility with chairs in pairs.   

This living room had too much furniture....

so with a little deleting we created a wonderful parallel seating arrangement!

Step 3. CONVERSATION GROUPINGS  for Selling

• The same seating arrangements apply for Selling except you apply the "Less is More" rule! 

This condo needed rental furnishings to update the look for selling....

The 'L' seating arrangement with some more modern art looks WOW!
